Frequently asked.
Do I need a DA, or can I use complying development?
It depends on the zoning, the type of work and site constraints such as heritage listing. Some work is exempt, some can be approved as complying development by a certifier under the Codes SEPP, and the rest needs a development application. We confirm the fastest available pathway at your first consultation.
How long does a DA take?
Timeframes vary between councils and with the complexity of the proposal, notification and any referrals. We give you a realistic estimate for your council at the proposal stage, and focus on lodging a complete application to avoid unnecessary delays.
What is a Statement of Environmental Effects?
It is the planning report that accompanies most DAs. It describes the proposal and assesses it against the relevant planning controls and likely impacts, so council can complete its assessment under section 4.15 of the Environmental Planning and Assessment Act 1979.
Do you prepare the plans?
No. Plans are prepared by your architect or building designer. We advise on the planning controls before and during design, coordinate the consultant team and prepare the planning documentation. If you need a designer, we can recommend one.
